When to replace fascias and soffits

Fascias and soffits do more than tidy the edge of the roof. When they fail, the gutters and the roof timbers are next.

What they do

The fascia is the board the gutter is fixed to. The soffit closes the gap underneath and lets air into the roof space. Together they keep water, birds and wasps out of the roof.

Signs of trouble

  • Peeling paint and soft, spongy timber
  • Gutters that sag because the brackets no longer hold
  • Gaps, cracks or boards coming away
  • Stains or drips behind the gutter
  • Birds or wasps getting in at the eaves

Repair, cap or replace?

A short rotten section can sometimes be cut out and replaced. Fitting a thin uPVC cover over old timber is cheaper, but it traps any rot underneath and the problem carries on out of sight. Full replacement removes the old boards, deals with any damaged rafter ends and fixes new uPVC to sound timber.

What a good job includes

  • Old boards taken off, not covered over
  • Rafter ends checked and treated or repaired
  • Ventilation kept or added at the soffit
  • Eaves felt checked so water runs into the gutter
  • Gutters refitted to the correct fall

The usual order of work

Because the gutters have to come off anyway, roofline and guttering are normally replaced together. It is one visit, one set of access equipment and one tidy finish.
